Selecting the Best Option

You have a choice! Your realtor and lender may ask if you have a preference for a specific closing company. The choice is yours to make. Ochoa Rubio, PA is approved by nearly all lenders you may be dealing with. Just as you carefully select your real estate agent and the best financing option, you have the power to choose a closing company that offers excellent and personalized service. Ochoa Rubio, PA is committed to working closely with you, your real estate agent, and your lender to ensure a smooth and efficient closing experience.

Next Steps in the Process

Our Title Search Department will conduct a thorough examination of public records to determine:

  • Who currently owns the property
  • Any existing liens on the property
  • Any restrictions on how the property can be used

From this report, we will identify what is necessary to clear the title, ensuring that you and/or your lender obtain a clean, insurable interest in the property. As the purchaser, your Owner's Title Policy will give you peace of mind that you are receiving marketable title.

If requested by you the Buyer, or required by your lender, we will order a survey from our trusted licensed surveyors. Upon receiving the survey drawing, we will review it to confirm that all improvements (such as buildings and fences) are within the property boundary lines and that there are no encroachments on setback lines or easements.

We will also order a payoff statement for the seller's existing mortgage from their current lender. This statement will be collected at closing, along with payment for property taxes and any other liens identified in the title search, to clear the title.

Using the information obtained from the title search, we will prepare a Commitment for Title Insurance. This document will be sent to you and your lender for review. The commitment will include:

  • The current titleholder
  • A correct legal description of the property
  • Any easements and restrictions
  • A summary of requirements to transfer title

These requirements typically include:

  • Execution of a Warranty Deed
  • Payoff and release of any liens or judgments
  • Payment of property taxes

Finalizing Your Purchase

After the closing, we will:

  1. Disburse the remaining funds to the designated parties for the charges listed on the settlement statement.
  2. Send the original loan closing package back to the lender.
  3. Record the appropriate documents, such as the Warranty Deed and Mortgage Deed.

Once these documents have been recorded, we will issue final Title Insurance Policies to you and your lender and provide you with any other original documents, such as your deed. This generally marks the completion of the closing process.
